Construction began 7/1/2004, and was completed by 12/31/2005

The house sits on 5 privately situated acres off of a Town maintained dirt road, surrounded by fields & forests, flanked by picturesque, seasonally used properties on 3 sides, as well as a meadow with horses grazing directly in front. Perfect for year round living or as a country get-a-way.

Located in central Vermont scenic hill country 17 miles from Sugarbush (skiing), strategically situated for the best cuisine in Vermont, 15 miles to the capital Montpelier, 11 miles to Warren Village, 16 miles to Waitsfield, 10 miles from I-89 Exit #5, 50 highway miles from Burlington, 40 miles to Stowe. Arguably the most beautiful area in Vermont, with the surrounding mountains, hills & lakes, there are many cultural events, artisans, boating, swimming, skiing & riding opportunities within the immediate area. Two excellent hospitals are within a 15-20 mile radius (CVPH/Berlin, Gifford/Randolf). Norwich University is 7 miles away, as well as the actual Town of Northfield, where there are schools, shops, eateries, library, public swimming, etc.

Living space consists of 3400 sq ft, which includes the finished day-light walk-out basement & an elegant mudroom entry-way, 1st, 2nd & 3rd (loft) floors. A custom built timber frame, with exposed posts & beams through-out, & beautiful hand-hewn joinery, floors are finished in ceramic tile, soft & hard woods, Vermont slate & Brazilian limestone. The eat-in kitchen is large & airy with large windows, lots of counter-space & a bar with sink & wine storage partitioning to the formal dining room, which has a red birch floor, picture window & a glass door leading out to the deck. The kitchen is fully equipped with top of the line appliances, and a large Victorian style enamel double basin sink. The porch & deck area is large & expansive, with steps leading down to a small patio area & more stone steps leading down to the courtyard at the front of the home, overlooking a landscaped garden area, the pond, the meadow, & hills beyond. The home is super-insulated (SIP’s) w/ passive solar design, picture windows facing south & east, & heated by a Hearthstone soapstone wood burning stove located in the foyer at the center of the house with a beautiful hearth area between the living room & dining room. Morgan glass doors sequester the living room from the rest of the house, & a French door in the living room opens out onto the wrap-around porch. Propane back-up heat is located in the basement with a Rinnai thermostatically controlled heater. The living room also has a small hearth area with a thermostatically controlled Hearthstone gas parlor stove for ambiance. Energy efficiency & low heating costs are important in Vermont.
